7 Signs Your Deck Needs Repair (or Full Replacement)

Decks don’t fail all at once — they give you warning signs first. In our coastal climate, small problems become safety hazards quickly. Here are seven signs it’s time to call a deck builder.

1. Soft or Spongy Boards

If boards feel soft or bouncy underfoot, that’s rot — and it often spreads to the framing below. This is the single most common deck problem we see in Apollo Beach.

2. Wobbly or Loose Railings

Railings are a primary safety feature. If yours move when you lean on them, address it immediately. Loose railings cause serious falls.

3. Rusted or Pulling Fasteners

Rusty, popping screws and corroded connectors mean the wrong hardware was used or it’s reached end of life. In salt air this happens fast with non-marine fasteners.

4. Sagging or Uneven Surface

A deck that dips, sags, or feels unlevel usually has failing joists, beams, or footings underneath — a structural issue, not a cosmetic one.

5. Cracked, Splintering, or Graying Wood

Widespread cracking and splintering signals a wood deck that’s dried out and deteriorating. Sometimes restoration helps; sometimes it’s past saving.

6. Wobble or Movement in the Whole Structure

If the entire deck sways or feels unstable, the connection to the house (the ledger) or the footings may be compromised. This is a serious safety concern.

7. It’s Simply Old

A pressure-treated deck past 15–20 years, especially near the water, is living on borrowed time. Even if it looks okay, the structure may be quietly failing.
